Every property gets an account manager. Not a dispatch line.
One person is assigned to your property. They know the lot, the entrances, and what your tenants need before anybody touches it.
They are also who our crews go to. When an operator has a question about your property, or notices something worth flagging, it routes through the same person you talk to. Nothing gets lost between the field and the office.

Before the storm
Your service plan is set before the season starts. Nobody is deciding anything at midnight. Ahead of each storm you get the timing: when crews are dispatched and what triggers the first push.
During the storm
Updates while it is happening, not a summary afterward. The office is staffed for the duration. Not so you have to call, but so you never have to wonder.
After the storm
Every visit is GPS logged, and our salt and sidewalk crews keep written service logs on each one. Set it up before the season and those come back to you on whatever cadence you want.

Covered bulk salt storage and our own salting trucks, with no subcontractors on any of it. We stock several ice products and match them to what the forecast is actually doing.
The work
The right machine, at the right property, at the right hour.
An apartment complex at 4am and a drive-thru at rush hour are not the same job. Most contractors bring the equipment they own and make your property fit it.
We run loaders with pushers for large open lots, skid steers for tight areas and stacking, dedicated salting trucks, and covered salt storage.
Dedicated sidewalk crews
Multiple standalone in-house crews with their own specialized equipment, doing nothing but walkways and entrances. Sidewalks are where slip-and-fall claims happen, and they are the first thing a stretched contractor drops.
Salting, all in-house
Covered bulk storage and our own salting trucks, with no subcontractors on any of it. Rock salt gets less effective the colder it gets, so we stock several products and match them to the forecast.
Coordinated in real time
During a storm we know where every unit is and how close it is to your property. Routes get covered in the right order, not whoever happens to be nearest the shop.
Contracts and billing
Every number agreed in August, including the ones for work outside the contract.
The point is not that we are cheap. It is that nothing on your invoice is a number you have not already seen.
Triggered contracts, billed your way
Service triggers at an agreed depth. Bill it seasonally for one predictable number, or per event if you would rather pay for what actually happened. Same contract either way.
A rate for the extras, set in advance
Every contracted client gets a predetermined on-demand rate for applications outside the trigger. Hauling snow off site typically runs above the contract, and the equipment and labor rates for it are preset at reduced pricing for winter clients.
Emergencies go straight to management
A direct request form for emergency service, routed to management rather than into a general queue.
Multi-year if you want it
A longer term means a better rate. Service levels, trigger depths, and what is included all get set before the season, in writing.
